Ackerman & Co. Purchases 65-Acre Site to Develop Braselton Crossroads

Site at prime logistics location directly off I-85 in Braselton GA will accommodate four Class A distribution facilities; initial construction to include buildings of 150,000 SF and 160,000 SF.

ATLANTA, February 10, 2021Ackerman & Co. has purchased 65 acres from Fountainhead Development LLC at 1099 Highway 124 in Braselton, Ga., a prime logistics site directly off I-85 where it will develop Braselton Crossroads, a Class A business park with four distribution buildings totaling 510,000 square feet.

Construction on the first two facilities – 160,000 SF Building 200 and 150,000 SF Building 300 – is scheduled to start in the second quarter of this year and completion is expected in 1Q 2022. The project will also accommodate build-to-suit opportunities of free-standing facilities starting at 150,000 square feet.

Ackerman & Co. Senior Vice President Brett Buckner and Vice President Chris Miller will team up to lease the Class A space.

Our site is less than half a mile from I-85, giving distributors the best Interstate access in the Braselton area,” said Kris Miller, President of Ackerman & Co. “Braselton has attracted many big-box distribution operations in recent years because of the proximity to I-85 and the ability to connect to major Southeast distribution markets, as well as key metro Atlanta population centers.”

Situated on a site offering outstanding visibility from I-85, the shallow-bay, rear-load Buildings 200 and 300 will feature 32-foot clear heights, six-inch concrete floors, white TPO roofing, abundant auto parking, and truck loading bays.

The firm developed the 1,000,821-square-foot Braselton Logistics Center in 2017 with The Yates Group and JAC Real Estate, pre-leasing the entire facility to Uline.
